It comes down to the floor area, the species, the condition of the wood, and whether you need a light recoat or a full sand-back. A recoat is much the cheaper of the two. We will not put a per-square-foot range on this page, because a number that has not seen your floor is a guess dressed up as information. We measure the rooms, check the wear layer and give you a real figure for your house.

If the boards are solid hardwood and still have wear layer left, refinishing is almost always the cheaper and better answer, and it keeps wood you cannot buy again. Replacement makes sense when the floor has been sanded down to its limit, when large areas have rotted or been water-damaged past saving, or when it is a thin-veneer engineered floor that cannot be sanded at all. We check which of those you have before recommending anything.

If the finish looks dull or lightly scratched but the wood underneath is sound and evenly coloured, a recoat is usually enough: a light scuff plus one or two fresh coats. If the wood itself is worn through, stained, deeply scratched, or you want a colour change, you need a full sand-back. A drop of water on a worn spot is a quick home test. If it beads, the finish is still working and a recoat will hold. If it soaks in and darkens the board, the finish is gone there.

Often, yes, if it is caught early. Boards that cupped from a slow leak and were dried properly can usually be sanded flat and refinished with no sign they were ever wet. Boards that stayed wet long enough to rot, blacken or grow mould get cut out and replaced instead. The source of the water has to be fixed and the floor has to dry to a normal moisture content before any of that happens, because sanding a wet floor flat locks the problem in.

Solid hardwood can normally be sanded back to bare a handful of times over its life before the wear layer runs out and the fastenings are at risk. You can get a rough read yourself by looking at the board edge where it meets a floor register or a stair nosing. Engineered flooring is the one to watch: its veneer is measured in millimetres and many of them cannot be sanded at all. We check board thickness before quoting a sand-back, and if the floor cannot take another pass we say so.

A recoat is often a single day in a room. A full refinish is usually several days, because the coats need drying time between them and the finish needs longer again to cure hard enough for furniture. Most people stay in the house, but the rooms being worked on are off-limits while the finish sets. You get the actual day-by-day schedule with the quote.

Differently, because they behave differently. Maple is dense and closes up under the sander, so it needs a finer final grit and it blotches badly if it is stained without preparation. Oak has open grain, takes stain evenly, and hides small sanding marks that maple would show. Both are common in older Halifax houses, and we work out which you have before we quote so the grit sequence and the finish match the wood.

Yes. The swing between a humid coastal summer and a dry heated winter moves wood floors more than an inland climate does. Hairline gaps that open in February and close again in August are normal seasonal movement, not a defect. Edges standing proud of the board centres are not normal and mean moisture is getting in from below. We time coats and cure days around the humidity rather than treating the job as though it were happening somewhere dry.

It means the sander is connected to a strong vacuum that captures most of the dust at the source rather than letting it settle through the house. It is not literally zero dust and we will not claim otherwise. It is a great deal cleaner than open sanding, and we seal the work area off from the rest of the house on top of it.
